Thanks for stopping by! I'm James, the founder of 3FiveSix Property Solutions. Teaming up with Paul and Marni, we bring a personal, hands-on approach to property management across Milton Keynes and the surrounding areas.

A proud Australian-turned-Brit since 2008, I began my property journey in 2020 and have since built a diverse portfolio that includes HMOs, single lets and homes for supported living providers. As a landlord myself, I understand the real-world challenges of managing property—and I’m passionate about helping others experience the benefits of hassle-free investment.

With over 20 years’ experience in customer service and management, I’ve built 3FiveSix around the values of trust, transparency, and genuine care for both landlords and tenants. Together, our growing team manages a large and varied portfolio with the goal of delivering peace of mind to every client we work with.

Paul Pledger

Operations Manager

Meet Paul, our Operations Manager with over 25 years of experience across estate agency, lettings, property operations and business development. Paul brings a wealth of industry knowledge and a practical, solutions-focused approach to the business.

Throughout his career, he has held senior operational roles, managed multi-branch estate agency operations and built high-performing teams. Having also owned and operated his own sales and lettings businesses, he understands property from both an operational and commercial perspective.

Now at 3FiveSix, Paul focuses on supporting and developing our property operations, with particular emphasis on operational excellence, customer experience, business development and continued growth across the HMO and serviced accommodation sectors. He is passionate about developing people, improving efficiency, solving problems and identifying new opportunities for growth.

Hands-on, approachable and commercially minded, Paul believes successful property businesses are built around great people, strong processes and an outstanding customer experience. His experience, energy and commitment make him a key part of the continued growth and success of 3FiveSix Property Solutions.

Marni Cosby

Property Coordinator

Introducing Marni, our Property Coordinator with over 10 years of experience across the property industry, supported by a Diploma in Residential Real Estate. With a background spanning residential lettings, HMOs and student accommodation, Marni brings a broad understanding of property management and a practical, hands-on approach to her role.

Throughout her career, Marni has gained extensive experience across all areas of property management, from managing landlord and tenant relationships to coordinating maintenance and contractors, carrying out inspections and overseeing compliance. She particularly enjoys the problem-solving side of the role and takes pride in making sure issues are dealt with promptly, properly and with as little stress as possible. During her career, Marni was also named Property Manager of the Year - an achievement she is incredibly proud of.

Approachable, down-to-earth and always happy to get stuck in, Marni is passionate about building strong relationships with both landlords and tenants. She believes that clear, honest communication is at the heart of great property management and takes a solutions-focused approach to making sure properties are well managed and clients feel supported.

At 3FiveSix Property Solutions, Marni brings her wealth of property management experience, attention to detail and proactive approach to the day-to-day management of our clients’ properties. With a particular focus on maintaining strong client relationships, delivering a high standard of service and resolving issues efficiently, Marni plays an important role in ensuring our tenants receive the hands-on, responsive service that 3FiveSix is built around.
